As your home inspector, we know it is important to have the knowledge for the home you are interested purchasing. Each home is unique and different issues present themselves during the inspection. Purchasing a home is a big investment; we will not limit our inspections. Our inspections will vary from 90 minutes to 4 hours depending on the size.  We also encourage you to attend the inspections, and recommend that you arrive in the last 30 minutes of the inspection. This will allow your inspectors to give you an overview of the report. Attendance is not required and our office staff and inspectors have the knowledge to assist you over the phone if necessary.

Wind mitigation

During a Wind Mitigation Inspection, our certified inspectors look for key features and add-ons that your home may have to help reduce the amount of damage your home may suffer in the event of a hurricane or strong windstorm. We will verify how the roof is attached to the exterior walls of the home, how the roof sheathing is secured to the roof system, check for window and door protection, and document all information. Generally, a wind mitigation inspection is provided to your Home Insurance Company to determine which credits may be applied to your home annually.

Four Point Inspection

A four point inspection is typically required by an insurance company for homes that are 25+ years old before a homeowner’s insurance policy is written. The four point is to verify the current condition of the roof, electrical, plumbing, and HVAC to reduce the insurance companies liabilities. Components in poor condition may fail, leading to fire or water damage.

NOTE: A four point inspection is not a Home Inspection and should not be used as one.

11 Month Warranty Inspection

Prior to your one-year anniversary of the purchase of your newly built home, it is recommended to have an inspection. The inspection identifies, in detail any defects or issues that may have occurred during your first year of home ownership.

The inspection is a full evaluation of the property. It is designed to identify defects within specific systems and components, such as the roof, electrical, structure, heating and cooling, plumbing, appliances, and other components.

This gives you an opportunity during your one-year builder warranty period to have defects identified and corrected.

You will receive a detailed inspection report, along with a deficiency list to supply to your builder for repairs.
